What Homeowners coverage includes
Your homeowners policy protects the house, your belongings and your finances if someone is hurt on your property. The most important number is your dwelling limit, which should match what it would cost to rebuild today, not the market value or what you paid. We shop 50+ carriers to match coverage, deductibles and endorsements to your home.
- Dwelling - Repairs or rebuilds the home after fire, wind, theft and other covered losses.
- Other structures - Fences, sheds and detached garages.
- Personal property - Furniture, clothing and belongings, at home or away.
- Loss of use - Hotel and extra living costs while the home is repaired.
- Personal liability - Injuries to guests and damage you cause to others.
- Extended replacement cost - Extra rebuilding money if construction costs exceed your dwelling limit.
- Water backup - Sewer and drain backup, usually added by endorsement.
- Scheduled personal property - Higher limits for jewelry, art and collectibles.
- Ordinance or law - Extra cost to rebuild to current building codes.
Good to know: bundling home and auto, a newer roof, updated plumbing, electrical and heating, and monitored alarms or water leak sensors usually lower premiums.
Not covered: flood, earthquake, wear and tear, and mold or rot from long-term leaks. Flood and earthquake can be added with separate policies; see the options below.

Homeowners explained
How homeowners insurance works
A standard HO-3 policy covers your home against any cause of loss that is not specifically excluded, while your belongings are covered for named perils such as fire, theft and windstorm. Here is what each part of the policy does.
Dwelling (Coverage A)
Rebuilds or repairs the house itself, including attached structures like a garage or deck.
Other structures (Coverage B)
Detached garages, fences and sheds, typically 10% of the dwelling limit.
Personal property (Coverage C)
Furniture, clothing, electronics and belongings, often 50% to 70% of the dwelling limit.
Loss of use (Coverage D)
Hotel, rent and extra living costs while your home is being repaired.
Personal liability (Coverage E)
Lawsuits and injuries you cause to others. Many families choose $300,000 to $500,000.
Medical payments (Coverage F)
Small medical bills for guests hurt at your home, regardless of fault.
Replacement cost vs. actual cash value: replacement cost pays to repair or replace with new materials, while actual cash value subtracts depreciation. On an older roof or older belongings, the difference can be thousands of dollars, so ask us to quote replacement cost on both the dwelling and contents.
