What Condominium Unit Owner coverage includes

A condo policy (HO-6) covers what the association's master policy does not: your belongings, your liability, and usually the interior of your unit, including improvements you or prior owners made. The right dwelling limit depends on your association's bylaws, so we review the master policy with you to avoid gaps or paying twice.

Good to know: read your association's bylaws. They say whether the master policy is walls-in, bare walls or all-in, which decides how much interior coverage you need.

Not covered: the building structure and common areas insured by the association, plus flood and earthquake unless added.

Condo insurance explained

How condo insurance works

Your association insures the building. Your HO-6 policy picks up where the master policy stops.

Walls-in coverage

Interior walls, floors, cabinets, fixtures and upgrades you are responsible for.

Personal property

Furniture, clothing, electronics and belongings.

Loss of use

Hotel and extra living costs while your unit is repaired.

Personal liability

Injuries to guests and damage you cause to other units.

Loss assessment

Your share of a special assessment after a loss to common areas or a large master policy deductible.

Water damage

Sudden leaks from your unit or the unit above, subject to policy terms.

Check the master policy deductible. Many associations now carry large deductibles, sometimes $25,000 or more, and pass them to unit owners through assessments. Make sure your loss assessment limit is high enough to cover your share.

Master policy types

What your association covers

Master policy types

  • Bare walls: covers the structure only; you insure everything inside, including drywall and fixtures
  • Single entity: covers original fixtures but not your upgrades
  • All-in: covers fixtures and improvements; you insure belongings and liability

What to send us

  • Your association's bylaws or insurance section
  • The master policy certificate and deductible
  • A list of upgrades such as flooring, cabinets and appliances
  • Your current declarations page

Renting out your condo? A unit you rent to tenants needs a landlord or rental condo form, and short-term rentals need specific coverage. See Short-Term Rental.
