What NFIP Flood coverage includes
Homeowners, renters and condo policies do not cover flood. The National Flood Insurance Program (NFIP), run by FEMA, provides flood coverage for buildings and contents in participating communities, and it is required for homes in high-risk flood zones with a federally backed mortgage. Policies are available in every flood zone, and coverage outside high-risk areas often costs less than people expect.
- Building - The structure, foundation and built-in systems.
- Contents - Furniture, clothing and belongings.
- Debris removal - Cleanup after a covered event.
- Increased cost of compliance - Up to $30,000 to elevate or floodproof after a flood.
- Loss avoidance - Sandbags and moving property before a flood.
- Waiting period - New policies generally take effect after 30 days, with limited exceptions.
Good to know: there is usually a 30-day waiting period before NFIP coverage begins, so buy before a storm is in the forecast. Under FEMA's current rating method, premiums reflect each building's individual flood risk.
Not covered: basement contents, additional living expenses and outdoor property such as decks, fences and landscaping.

Flood insurance explained
How NFIP flood insurance works
NFIP policies have two separate coverages: building and contents. You choose a limit and deductible for each.
Building coverage
The structure, foundation, electrical and plumbing, HVAC, water heaters and built-in appliances, up to $250,000 for a home.
Contents coverage
Furniture, clothing and electronics, up to $100,000. Renters can buy contents-only coverage.
Increased cost of compliance
Up to $30,000 to elevate or floodproof after a flood, when required by local rules.
Loss avoidance
Sandbags and moving property out of harm's way before a flood.
What counts as a flood? The NFIP defines a flood as a general condition of temporary inundation of normally dry land covering at least two acres or two properties, including mudflow. Water from a burst pipe is a homeowners claim, not a flood claim.
Flood risk
Why every homeowner should consider flood
Know your risk
- Many flood claims come from outside high-risk flood zones
- Heavy rain and poor drainage can flood homes far from water
- FEMA flood maps change over time
- Just an inch of water can cause thousands of dollars in damage
- Federal disaster aid is often a loan that must be repaid
NFIP vs. private flood
- NFIP: federally backed, available in participating communities
- Private flood: can offer higher limits, replacement cost contents and loss of use
- Excess flood: adds limits above NFIP for higher-value homes
- Most lenders accept private flood that meets federal requirements
Check your flood zone. Look up your address on the FEMA Flood Map Service Center and learn more at FloodSmart.gov. An elevation certificate can help lower your premium.
