What Commercial Property coverage includes
Commercial property insurance protects the physical assets your business depends on: the building you own or are responsible for under your lease, plus equipment, inventory, furniture and improvements. It can also replace lost income while you rebuild. We help you set values correctly, choose replacement cost and add the endorsements your lender or landlord requires.
- Building - The structure you own or must insure under your lease.
- Business personal property - Furniture, equipment, stock and supplies inside.
- Business income - Lost income and continuing expenses after a covered loss.
- Extra expense - Costs to stay open, such as a temporary location.
- Crime and theft - Burglary and theft of property from the premises.
- Tenant improvements - Upgrades you paid for in a leased space.
- Equipment breakdown - Mechanical and electrical failure of HVAC, boilers and machinery.
Good to know: an updated roof, sprinklers and a monitored alarm usually lower the rate, and insuring to full replacement value avoids a coinsurance penalty.
Not covered: flood, earthquake, wear and tear, mold and gradual leaks unless added by endorsement or a separate policy.

Property explained
How commercial property insurance works
Property policies cover what you own at your business location against fire, wind, theft and other covered causes of loss.
Building
The structure you own, or must insure under your lease, including permanent fixtures.
Business personal property
Furniture, equipment, inventory, supplies and improvements.
Business income
Lost profit and ongoing expenses like payroll and rent while you are closed.
Extra expense
Costs to keep operating, such as a temporary location.
Ordinance or law
Extra cost to rebuild to current codes and demolish undamaged parts.
Property of others
Customer property in your care, custody or control.
Coinsurance: most property policies require you to insure to at least 80% or 90% of replacement cost. If you underinsure, partial claims are reduced in proportion. An agreed value endorsement removes this penalty.

What affects your property rate
Rating factors
- Construction type, year built and number of stories
- Roof age and type, and updates to wiring, plumbing and heating
- Fire protection class, sprinklers and alarms
- Occupancy and what neighboring tenants do
- Location and weather exposure
- Values, deductibles and causes of loss form
Ways to lower your premium
- Install or maintain sprinklers and central-station alarms
- Document roof, electrical and plumbing updates
- Choose a higher or percentage wind deductible where available
- Keep values current to avoid coinsurance issues
- Bundle property with general liability in a BOP or package
Flood and earthquake are separate. If your building is in a flood zone or earthquake region, ask about commercial flood and difference in conditions (DIC) coverage.
