What Renters / Tenant coverage includes

Renters insurance covers your belongings and your personal liability, which your landlord's policy does not. It is one of the least expensive policies you can buy, and many landlords now require it as part of the lease. We compare carriers to find the right limits at the lowest price, and bundling with auto often makes it close to free.

Good to know: many landlords require renters insurance, and it usually costs less than $20 a month. Adding your landlord as an interested party sends them proof of coverage automatically.

Not covered: the building itself, flood and earthquake, and roommates' belongings unless they are named on the policy.

Renters explained

How renters insurance works

Your landlord's insurance covers the building, not your belongings and not your liability. A renters policy fills that gap for a small monthly cost.

Personal property

Furniture, clothing, electronics and belongings at home, in your car or while traveling.

Loss of use

Hotel and extra living costs if a fire or other covered loss makes your unit unlivable.

Personal liability

Covers you if a guest is hurt or you accidentally damage someone else's property, including your landlord's.

Medical payments

Small medical bills for guests hurt in your home, regardless of fault.

How much coverage do you need? Walk through your home and add up what it would cost to replace everything: furniture, clothes, electronics, kitchen items and decor. Most people are surprised that it totals $20,000 to $50,000 or more. Choose replacement cost so claims pay for new items, not depreciated ones.

Common questions

What renters should know

Covered situations

  • A kitchen fire damages your belongings
  • Your laptop is stolen from your car or a coffee shop
  • A burst pipe in the unit above soaks your furniture
  • Your dog bites a visitor
  • You accidentally start a fire that damages the building

Ways to save

  • Bundle renters with your auto policy
  • Choose a higher deductible
  • Add a monitored alarm or smoke detectors
  • Pay in full or go paperless
  • Keep a home inventory with photos to speed up claims

Flood is not included. Renters can buy contents-only flood coverage through the NFIP or a private flood carrier, which is worth considering on a ground floor or basement unit.
