What Scheduled Property coverage includes

A scheduled property policy insures multiple buildings and locations under one commercial property policy. Each building is listed on a schedule, called a Statement of Values, with its own limit. It is the standard approach for real estate investors, landlords with several rentals, associations, churches and businesses with more than one location: one policy, one renewal date, and often better pricing than separate policies.

Good to know: underwriters price from the values you report, so use replacement cost, not market value. Send the completed workbook 45 to 60 days before renewal; carriers may inspect larger or older properties.

Not covered: flood, earthquake, wear and tear, and buildings vacant beyond the policy's vacancy period unless endorsed. Liability is written separately; see the options below.

Scheduled property explained

How a scheduled property policy works

Instead of a separate policy for every building, all of your properties are listed on one schedule and insured under one policy.

Statement of Values

The schedule of every building: address, construction, occupancy, protection and replacement cost values.

Scheduled limits

Each building is insured up to its own listed value. A loss at one property is paid up to that building's limit.

Blanket limits

One total limit covers all locations, so a large loss at one building can draw on the combined amount.

Margin clause

Some carriers cap any one building's recovery at a percentage above its scheduled value, such as 110% to 125%.

Agreed value

Waives the coinsurance penalty when values are reported accurately.

One renewal

A single policy, renewal date, premium and set of documents for your whole portfolio.

Scheduled or blanket? Scheduled limits cost less to set up and work well when values are accurate and stable. Blanket limits give more flexibility when one building could be underinsured, but usually require a complete, current Statement of Values and sometimes a higher premium. We can quote both.

Submitting multiple properties

How to submit multiple properties to underwriting

Underwriters quote scheduled property from a Statement of Values. Our workbook has everything they need, with dropdowns, a completed sample and automatic totals.
Download the Statement of Values workbook (Excel)

Step by step

  • 1. Download the workbook and read the Instructions tab.
  • 2. Complete Submission & Coverage: your details, current program and the coverage you want quoted.
  • 3. List every building on the Statement of Values tab, one row per building. The Sample SOV tab shows the expected detail.
  • 4. Add loss history for the past 5 years and attach carrier loss runs.
  • 5. Send it to us with the quote request above, or email info@societiesinsurance.com.
  • 6. We market your schedule to carriers that fit your properties. Underwriters may ask for photos or an inspection.
  • 7. Review proposals side by side, choose your coverage and bind. Your policy includes the final schedule.

What underwriters review

  • Construction: frame, masonry or fire resistive, year built and stories
  • Occupancy: how each building is used and by whom
  • Protection: fire protection class, sprinklers and alarms
  • Exposure: coastal, wildfire, flood zone and neighboring risks
  • Updates: roof, electrical, plumbing and HVAC
  • Values: replacement cost and how it was estimated
  • Loss history and vacancy at each location

Adding or selling a property mid-term? Tell us right away. We add or remove the building by endorsement with a pro-rated premium, and newly acquired coverage protects a new purchase for a limited time while we update the schedule.
