What Business Owners Policy coverage includes

A Business Owners Policy bundles general liability, commercial property and business income into one package, usually for less than buying them separately. It is the starting point for most small and mid-sized businesses such as offices, retail stores, restaurants and service contractors. We shop 50+ carriers and add the endorsements and separate policies your industry, contracts and lenders require.

Good to know: most BOP carriers have size limits (often under 25,000 square feet and $5 million in revenue), so larger or higher-hazard risks move to a package policy. Many leases and contracts require proof of coverage before you open or start a job.

Not covered: professional services, commercial auto, workers compensation, flood and earthquake. Each is available as a separate policy; see the options below.

Commercial insurance explained

How business insurance fits together

Most businesses need several types of coverage. A BOP handles the core property and liability exposures, and other policies cover your vehicles, employees, professional advice and data.

General liability

Customer injuries, property damage you cause, and advertising injury claims.

Commercial property

Your building, equipment, inventory, furniture and improvements.

Business income

Lost income and ongoing expenses while you recover from a covered loss.

Workers compensation

Medical bills and lost wages for injured employees. Required in most states once you have employees.

Commercial auto

Vehicles your business owns, leases, hires or that employees drive for work.

Professional liability (E&O)

Claims that your advice or services caused a client a financial loss.

Cyber liability

Data breaches, ransomware, notification costs and business interruption from cyber events.

Commercial umbrella

Extra liability limits above your general liability, auto and employers liability.

Read your contracts and leases. Landlords, clients and general contractors often require specific limits, additional insured status, waivers of subrogation and primary and non-contributory wording. Send us the insurance section and we will make sure your policy matches before you sign.

Pricing

What affects your business insurance rate

Rating factors

  • Your industry and the work you actually do
  • Annual revenue and payroll

  • Contract requirements such as additional insureds

Ways to save

  • Package GL and property in a BOP instead of separate policies
  • Bundle workers comp, auto and umbrella with one carrier
  • Install sprinklers, monitored alarms and security cameras
  • Use written safety programs and employee training
  • Pay annually or with a pay-as-you-go workers comp plan
  • Keep certificates from subcontractors on file
