What Landlord / Rental Dwelling coverage includes

A landlord policy, often called a dwelling fire or DP-3 policy, covers a home you rent to tenants. A standard homeowners policy is written for owner-occupied homes and may not respond if you rent the property. Landlord coverage protects the building, replaces lost rent after a covered loss, and covers your liability as a property owner.

Good to know: require tenants to carry renters insurance and keep a written lease on file.

Not covered: tenants' belongings, and short-term rentals unless endorsed.

Landlord insurance explained

How landlord insurance works

Landlord policies are written for the risks of renting a home to someone else.

Dwelling

The rental home itself, against fire, wind and other covered losses.

Fair rental value

Lost rent while the home is being repaired.

Landlord liability

Injuries to tenants and visitors caused by conditions at the property.

Other structures

Fences, sheds and detached garages.

Landlord furnishings

Appliances and furnishings you provide.

Tenant damage

Some carriers offer coverage for vandalism by tenants.

DP-1 vs. DP-3: a DP-1 covers named perils at actual cash value and costs less. A DP-3 covers the building on an open-perils, replacement-cost basis. For most rentals, DP-3 is the better choice.
